Roughly 1,200 people a year gone, in a coastal California city where demand has never been the problem. Supply is. The city has spent three years losing a court fight over exactly that.

Median household income is nearly $121,000. Median age is 44, which is old for a beach town and explains why the weekend calendar runs on youth sports rather than nightlife. About 55% of homes are owner-occupied, so the renter share is considerably larger than the tract-home image suggests.

Politically, Huntington Beach is the outlier of coastal Orange County, and residents will tell you so before you ask. County registrar data from September 2026 puts the city at 41.3% Republican, 30.2% Democratic, and 20.9% no party preference. That gap shows up in city council meetings, in lawsuits against the state of California, and in nearly every online thread about whether to move here.

Census figures put the city at 62.8% White alone and 13.1% Asian alone, with 18.8% identifying as Hispanic or Latino of any race.

Huntington Beach works for families who want space and beach access without Newport pricing, for surfers and boaters whose weekends are built around the water, and for people who’d rather drive twenty minutes than transfer buses once. It does not work for anyone without a car, anyone who wants walkable nightlife past 10 PM, or transplants expecting a sleepy progressive beach town.

Huntington Beach is probably not the right fit if you have a teenager who wants an e-bike. That may sound flippant, it isn’t. Children’s Hospital of Orange County treated 7 e-bike injury cases in 2019 and 116 in 2024, and sends more of those patients from Huntington Beach than any other city in the county.

Essentially No Mello-Roos — Eighteen parcels citywide carry a Mello-Roos assessment, and all of them are commercial. Huntington Beach sits in Group B alongside 61 other California cities between 100,001 and 250,000 residents. In the 2023 rankings (the most recent published), the city came in 1st out of 62 for bicyclist injuries, with 198 victims. For riders under 15, it ranked 2nd. Rank 1 is the worst position.

One caveat worth stating, because it affects how much weight the number deserves. OTS normalizes by population and daily vehicle miles traveled. Vehicle miles measure driving, not cycling. A city where tens of thousands of people ride the coastal path every week will rank badly against that denominator partly because the denominator doesn’t count them. The ranking is real. Some of it is a function of how much cycling happens here.

The E-Bike Problem

HBPD’s own counts: 72 e-bike collisions in 2022. 135 in 2023. 147 in 2024. The department projects past 160 for 2025 — a 120% increase in three years. Nearly half involve underage riders with no training and no helmet.

Children’s Hospital of Orange County treated 7 e-bike injury cases in 2019 and 116 in 2024. Huntington Beach sends more of those patients than any other city in Orange County. Between 2019 and 2024, riders aged 14 to 16 accounted for 111 injuries. The injury profile differs from ordinary bicycle crashes. Internal bleeding and skull fractures, rather than fractures and road rash.

The city has responded more strongly than most of its neighbors. E-bikes are banned outright on the sand, the beach service road, and the pier. The beach path caps at 10 mph, and 5 mph when pedestrians are present.

Ordinance 4344, adopted November 18, 2025, tightened sidewalk riding restrictions downtown, near schools, and in business districts. HBPD can impound a juvenile’s bike under municipal code 10.84.150, including the Sur-Ron and Talaria electric motorcycles that aren’t street legal to begin with.

The department also runs a 70-minute student safety course that requires a parent to attend — which the city describes as the first police-led program of its kind in the country.

DK Law handles bicycle accident and pedestrian injury cases across Orange County, and the corridors above — Beach Boulevard and PCH — are where those cases concentrate in this city. Walkable in a way no other part of the city is, and the most expensive per square foot: beachfront condos, townhomes and ocean-view single-family homes. There is a real renter population here in older duplexes and small apartment buildings.

They also deal with what the rest of the city drives home to avoid. Summer noise, bar crowds until closing, a parking situation residents describe in unprintable terms, and the heaviest concentration of alcohol-related incidents in the city. The OTS alcohol rankings, 7/62 overall and 6/62 for drinking drivers aged 21 to 34, describe this neighborhood more than any other.

Best for: People who want to walk to the pier and will pay a premium for it.

Huntington Harbour

Built across five man-made islands (Humboldt, Trinidad, Admiralty, Davenport, Gilbert) with private docks and calm water for boating and kayaking. Tight-knit and deliberately quiet, the structural opposite of Downtown. “Harbor is extremely safe area, very nice and quiet,” one resident wrote. Another described walking distance to the harbour beach, Trader Joe’s and the marina.

Best for: Boat owners and anyone who would trade walkability for water access.

Seacliff

Gated communities and golf-course frontage in the southern part of the city, bordered by the Pacific to the west and the Bolsa Chica reserve to the north. A mix of 1970s lower Seacliff and newer upper Seacliff construction, plus gated tracts like Seacliff on the Greens and the Estates at Huntington Beach.

The schools are the draw. Huntington Seacliff Elementary feeds Dwyer Middle and Huntington Beach High, and all three perform well. Property crime is close to nonexistent. So is the rental market.

Best for: Affluent families who want strong schools and beach proximity without Downtown’s chaos.

Edwards Hill

Six planned communities (Country View Estates, The Bluffs, The Hamptons, Triple Crown Estates, Heritage and Central Park Estates) hold the most consistent luxury housing stock in the city. Same school feeder pattern as Seacliff, with more architectural and community variety. Most carry no HOA. The Bluffs charges for gated security.

Best for: Buyers who want Seacliff-caliber schools with more variety in what they are actually buying.

Bolsa Chica / Heil

Ocean access backed against the Bolsa Chica Ecological Reserve and state beach, more than 1,300 acres of coastal wetland managed by California Fish and Wildlife, free to enter and heavily used by birders and hikers. The neighborhood draws people who want that on their doorstep. A solid renter population occupies 1980s apartment stock here.

Best for: People who want nature access without Downtown’s density.

Sunset Beach

A narrow coastal village at the north end, annexed by Huntington Beach in 2011 over its residents’ objections. The court held that Prop 218 governs enacting a tax, not extending one geographically.

Best for: Buyers who want an intimate beach village and can wait for something to come up.

Goldenwest

One of the more attainable entry points into Huntington Beach. Median real estate price sits around $971,836, well below the citywide median, with recently sold homes trending even lower, some in the $440K to $625K range depending on property type. It has five, and which one serves your address is one of the most consequential details of choosing where to live here.

Four K-8 districts carve up the city. Huntington Beach City School District covers the central and downtown areas, running Eader, Hawes, Huntington Seacliff, Moffett, Peterson, and Smith elementaries, feeding Dwyer and Sowers middle schools. Ocean View School District takes the north and east, including Oak View. Fountain Valley and Westminster districts bleed into the eastern and northern edges.

All public high schools fall under Huntington Beach Union High School District, which also serves Fountain Valley, Garden Grove, and Westminster. Two houses a few blocks apart can feed entirely different elementary schools. Buyers who do not check the boundary get surprised, and by then they have bought.

Schools Families Try Hardest to Get Into

School

Grades

What Parents Say

Huntington Beach High (HBUHSD)

9–12

2,645 students.
